A true gem in the The Vale of Avoca….
The Old School House manages to be both quaint and expansive at the same time. This superb stone built former school house, dating back to 1887, oozes character and charm with many original features. Steeped in history, it was a National School (Castlemacadam National School) for the surrounding area in the late 1800s and early 1900s. The property has been transformed in to a modern 4 bedroom family home with every convenience catered for.
The living accommodation is generously proportioned at over 227 sq.m (2,443 sq.ft) set out on two floors. Depending on what way the property is entered from the road there are two main entrances, front and back. The front porch entrance leads to an impressive foyer with feature working fireplace off which is the living room, again with feature fireplace and downstairs bedroom with full en-suite bathroom. To the right of the foyer is what was originally the school hall and is now a grand kitchen/diner/lounge. This magnificent light filled room has a beautiful vaulted ceiling with exposed beams and windows on three sides. At one end is the kitchen diner with fitted cabinetry, granite work surfaces and oil fired Aga range. Over the kitchen is a beautiful feature window. At the other is lounge area with feature wrought iron fireplace with wood-burning stove insert. Off the kitchen in a separate utility room. To the offside rear of the house is the back entrance with boot room and guest WC. The first floor is entered on to landing off which there are 3 further well-proportioned bedrooms (2 double, 1 single) and full family bathroom.
The property is entered through Electric Gates onto a gravel lain driveway with parking for numerous cars. The gardens, stretching to circa 1.65 acres have been beautifully maintained with mature trees, shrubs and flower beds are strewn throughout. To the right side of the house is a lawn area that is a lovely safe area for children to play. One previous owner of the house had been an avid golfer and installed a putting green and sand bunker. Although no longer in use this could be reinstated with general ease. To the left of the garden is a rail an post fenced paddock that is ideal for horses or large pets. A lovely low volume stream with a small bridge runs between the paddock and main lawn. Although the property offers wonderful spacious accommodation, there is ample room to extend the house or build outbuildings on the grounds, subject to planning permission.
